The Requirement

A US citizen and resident approached us to help her emigrate to the UK and purchase a main residence here. Her cash was tied up in a drawn-out sale of a New York home and her income came solely from a trust set up by her wealthy family. She had a limited credit footprint in the UK and was here on a non-permanent spousal visa.

Her first need was to purchase the UK home without being able to release her deposit funds from her existing New York property, as its sale was starting to take too long. Her second need was a long-term mortgage based on US income that was distributed to her by a family trust.

The Solution

We met the client’s immediate need by arranging a bridging loan with an international lender, who became comfortable by requesting a trust guarantee in support of the loan, which was secured against both the US and the UK properties.

We simultaneously introduced the client to a UK Private Bank, who were able to provide a mortgage of £1,500,000 based on USD trust income and US asset-based wealth that was verified by her trustees. This loan would take effect in line with the sale of the New York home and would function both as an exit from the bridging loan and as a long-term residential mortgage.
