Designed to "bridge" a financial gap, bridging finance provides clients with fast access to funding for immediate financial needs, allowing individuals and businesses to seize time-sensitive opportunities or deal with urgent issues.
Bridging loans are typically used by individuals, businesses and developers in scenarios where speed and flexibility are of paramount importance. Purchasing a property within a fixed deadline at auction, securing initial finance for a building that is unsuitable for a standard mortgage, breaking an unmoving chain in a purchase, funding renovations or managing cash flow are all examples of when bridging finance can be utilised.
The short-term loan acts as a temporary solution until it can be redeemed, either being replaced with a longer-term mortgage or being paid down entirely following the sale of an asset.
Interest is usually paid to the lender on redemption of the loan, rather than being paid monthly like a regular mortgage. This frees up a client’s cashflow and speeds up the process as the underwriter’s focus is shifted away from monthly affordability and onto the quality of the property itself.

He has developed strong relationships with lenders, which he leverages to create bespoke solutions for clients who don’t fit traditional criteria.
Dan handles a diverse range of scenarios, including expats, foreign currency income, overseas work, company owners, high net worth individuals, commercial properties and large property portfolios.
Outside work, Dan can usually be found on the tennis court, experimenting with different cuisines in the kitchen, or being a roadie for his drummer son and dancer daughter.

Raju joined the team at Panthera after gaining 8 years’ experience as a structured finance broker.
He has developed a strong reputation for commercial, development and bridging finance, with notable expertise in identifying and sourcing both debt and equity.
Raju excels at creating customised solutions, carefully structuring options to fit each client’s financial circumstances. His attention to detail and tenacity have enabled him to assist in a diverse range of situations.
In his spare time, Raju enjoys trying new foods, playing football and spending quality time with family, especiallly cherishing fatherhood with his young daughter.
