Commercial Finance for a Hotel Portfolio
The Requirement
We were approached by the owner of a portfolio of hotels that had been used most recently to house refugees. The existing commercial mortgage deal was close to expiring and he needed to refinance to a new lender.
Despite the great commercial success of this usage, the presence of asylum-seekers had affected the perceived value of the properties and had hence reduced the refinance options available to their owner.
The Solution
We engaged with the relevant commercial lenders and presented the client’s objectives. Our team analysed the portfolio and prepared comprehensive proposals that repositioned the properties from their current state to fully operational traditional hotels, showing a projection of realistic future revenue.
Our detailed market analysis included feasibility studies and a realistic and sustainable growth trajectory. This reframed the properties as attractive assets for lenders and replenished their perceived value in the eyes of the surveyors. As a result, we successsfully secured a refinance deal on terms that were favourable to our client.
