An expatriate (expat) mortgage is designed for individuals living or working abroad, who wish to purchase property in the United Kingdom. These loans help expats to secure property finance despite earning in a foreign currency, facing exchange rate risks or lacking a UK credit history.
Mainstream lenders tend not to lend to expats for a variety of reasons. Foreign currency earnings are exposed to the risk of exchange rate fluctuations, which can directly affect a borrower’s ability to afford monthly loan repayments. Many expats also have limited or no UK credit history, and lenders may be concerned about associations with countries that are less familiar to them or have different systems to the UK.
Expat mortgages are designed for British clients who live outside the UK. But non-British nationals who live overseas may also be eligible to borrow from a small number of lenders if they meet certain eligibility parameters, such as a current credit footprint, property ownership, mortgage liability, wealth, familial link or indefinite leave to remain in the UK.
It is often not just residence overseas that requires a person to take an expat mortgage. Many of our clients call the UK their home but work in another country and have a contract of employment with a non-British company or earn in a foreign currency. We work with expat mortgage lenders to evaluate income from overseas employment, rental properties or assets to determine eligibility, enabling our clients to buy homes, invest in real estate or refinance properties whilst living internationally.
Although a few mainstream lenders advertise that they cater for these borrowers, they usually require them to meet restrictive criteria around which countries they work in, the frequency and duration of their travel, which currency they are paid in and the length, longevity and regularity of their employment contract. Expat mortgages are largely provided by smaller lenders or private banks who can cater for other issues associated with foreign residence, nationality, work or income.
