Future relocation mortgage for American Citizen
The Requirement
Another mortgage broker asked us if we could help a couple who were living in the US but wanted to buy a home in the UK to relocate to at a later date. They would stay in the US for an undecided period of time and had not yet found new work in the UK or arranged potential transfers with their employers.
One of the couple was British and the other was an American citizen, which complicated matters further as most expat lenders only lend to Brits overseas. And without a set date or new employment arrangements, most expat lenders had already declined and any new lender would need to factor in the cost of running properties in both countries.
The Solution
We ascertained which lenders could lend to a non-British citizen living overseas and work with a situation that was outside of the norm. We presented their underwriters with a credit proposal that showed how this Anglo-American family could afford to run a property in the UK and live full lives in the US until they were ready to relocate.
An underwriter from a high street bank talked the case through over the phone with one of our specialist lending advisors and agreed with his proposal that the clients could afford a dual-jurisdiction life for as long as they wished to. Their career histories were such that transfers to similar-paying employments were feasible and she was happy to issue a mortgage offer based on logic and common sense.
